I think people are underestimating your interest rate point. It's going to take a ton of buyers off the table if rates are 7%, especially with any price increases and low value on trade-ins (especially on Teslas).

Those pre-orders mean very little. It's $100 refundable based on pricing that Elon already said wouldn't be the same.
If the price is much higher, range/performance/towing much lower, etc than they planned it could result in Model S/X-like demand until they get things figured out.

From what I read they only have to provide the sales price (what I read could be wrong) as it's stated that non-software accessories will add to the total and can take it over that threshold, but the fact there's cars on there not coming out until next year seems relevant.

Those weren't real prices. You are comparing them to real, actual prices. They were promotional and it even stated in the contract that they were subject to change.

Incredibly low chance at 40k CTs in 2023. That would be an insane ramp, the MY in Austin just hit 5k per week a few weeks ago.
