Looking for a lender (I'm in Austin) that will loan with high debt to income ratio. My VIN is ready and my rental house hasn't closed yet. I want to sell as little stock as possible but can do a sizeable down payment with it.

The first hoop to jump is your credit score.

And yes, high debt repayments to income ratio (30% if I recall correctly).

I had an 830 score and a six-figure income of which 40% is non taxable and don't show in my return. Also have high liquid investments that I can document for them that I did offer to submit.

Finally after six credit inquiries, a contingent quote of 7.8% with 30% downpayment when original offer was 6.45% on 10% down. Still high but then I plan to refinance with the impending Fed rate cut.

Felt I was hit with bait-and-switch so I opt to pay cash.

30 plus years in corporate finance here and when negotiation for a loan, mine or corporate, my principles is not ever sit down to negotiate if I can't walk out of a bad deal.
